Completed in September 2020, The Dumont at 26-28 Albert Embankment is a new Thames riverfront residential development boasting far reaching city views from its three stunning roof terraces. The development was an Evening Standard Luxury Home Winner 2020 and really does showcase Kinley’s complete terrace solution.
Even without the coronavirus pandemic, there has been a huge increase in the desire for outdoor space in luxury London developments. One of the main selling points of The Dumont apartments is the three roof terraces with views of the Palace of Westminster, Big Ben, The City and beyond. The roof terraces provide ample space for relaxation and entertainment, whilst being a tranquil sanctuary in the hustle and bustle of busy London life.
The three roof terraces have all been made possible by the complete Kinley roof terrace system. This clever modular system has been designed to overcome a number of the key design and construction challenges that building on rooftops creates. The Raaft Substructure System creates a simple, smart and efficient platform on which the rest of the terrace can be safely built with ease. The combination of fully adjustable pedestals and aluminium joists allows for a quick installation, easy levelling and complete design freedom with both Terrafina decking and Atria porcelain tiles incorporated into the design.
This project included a range of bespoke Perimeta planters which integrated with the Raaft substructure for a seamless build that was finished with beautiful bespoke benches and a number of accessories.
|Client: Berkeley Homes||Architect: EPR Architects|
|Main Contractor: St James Group (Berkeley Homes)||Product Installer: Elite Landscapes|
Products installed: Kinley Terrace System - Pedestals, Joists, Rooftrays, Atria porcelain tiles, Terrafina decking, Perimeta planters, benches, bespoke step framework, cabinets and a stunning glass table top.
Application: 3 roof terraces within this prestigious residential development.
The 12th floor secret garden terrace opens out from the residents’ lounge and incorporates curved benches into planters in RAL colour 7016 on top of graphite Terrafina decking which provides an ideal spot for quiet reflection over a beverage.
The 18th and 24th floor terraces present fantastic views of London and needed a configuration that allows the residents to fully enjoy this. This space very much called for clean lines and a clear delineation between walkways and relaxation areas. Perimeta planters sit among inset benched seating on top of the Terrafina decking, interspersed with complementary Atria porcelain tiles. Bespoke steps make their way up to seating areas and a jacuzzi. The variation in surface finishes neatly divides an open plan space into seating, dining and walking areas.
The Kinley team provided full project management support to the installation contractor to ensure the bespoke design was laid in the right configuration on the Kinley Terrace System.
The contractor was able to follow our simple installation instructions as detailed terrace layout drawings had been prepared in advance by the Kinley Team to assist with a timely installation. This included full planter installation drawings which was vital given the number of beautiful planters included within this project.
Completing a project during a pandemic brought with it some challenges. The Kinley Team worked hard to ensure that delivery schedules were met to allow colleagues to keep safe and the project on track.
The installation team were particularly impressed with the Raaft substructure which allowed them to build the terrace safe in the knowledge that the waterproofing and insulation of the building would not be compromised.
The Kinley Terrace System provided one base on which to install all surface finishes, planters and accessories. With such an emphasis on outdoor space, this project needed beautiful, premium products that would create the perfect spot to take in the awe-inspiring views across London.
With simple installation a necessity, the modular system enables bespoke shape products to be configured in almost any way, while also taking into account drainage requirements and easy access to services.
At Kinley we work with clients to make their ideas reality. From small to large projects, we help create inspiring and unique outside spaces and urban environments through pioneering design and quality landscape products.
As a business we’ve worked with Kinley for a number of years and I have always been really impressed with the quality of the products. The way in which all Kinley products work seamlessly as a modular system ensures that Kinley projects always go to plan, which is really important in hitting deadlines.
The Team at Kinley always seem to be launching new high quality ranges that are well tested and built to last. We recently installed Kinley’s full product range on The Dumont Project and the results were outstanding.
I have worked on many projects with Kinley products over the years, however The Dumont was the first landscaping scheme that used the full Kinley system – this included pedestals, lightweight aluminium joists, decking, planters and porcelain tiles. My entire team was very impressed with the speed of installation and the quality of the Raaft system. Kinley also ensured that our jacuzzi, irrigation and lighting installation was effortless by closely working with us to manufacture bespoke items that integrated with our finishes with excellent attention to detail.
The support, training and help from the Kinley team added real value and led to particularly impressive results.
